The Rose Garden Room’s hand painted fairies entice you to soak away the world in a claw-foot tub in your private bath.
As you ascend the front staircase to the Rose Garden Room and the English Garden Room your eyes are treated to the treasures of the past.

James and Harriet Swapp invite you to step into the house that they ordered from Sears and Roebuck’s Modern Homes Catalogue in 1912.

They hope you enjoy your stay in The "Avoca" (No. 109) which was shipped from Chicago to Kanab. The house was passed through the Swapp family and is here now for you to enjoy at this time.

Your hosts during your stay are Bonnie White and her daughter Wendy.

The Avoca House Inn offers five beautiful Suites, which suggest old-time charm and modern day conveniences.

Totally remodeled in 2000, our suites are renovated to today’s standards but left with yesterday’s charm.

All Suites are named after Bonnie’s beautiful granddaughters: The Laurel, the Jessica, the Taylor, the Brooke, and the Morgan.

Each bedroom suite has its own elegant appeal and its own private bath. Follow along for a tour of all the rooms including the common areas.

You will enter through a veranda that extends around the south side.

 

 

 

 

 

Then settle into the comfort of an antique queen bed and watch as the vermilion rocks infuse with the sunset’s colors.

It could be the leaves dancing in the breeze or the fairies coming to wish you luck.

The English Garden Room comes to life as the waning sun’s beams dance off the mahogany queen bed headboard. As with any English Garden, you may be greeted to your hide-a-way by one of the house cats.

A private bath, complete with tiled shower, is hidden behind double-mirrored doors.

Your private balcony is the perfect place to be serenaded by the crickets at night and the songbirds in the morning.

Back downstairs, from the entry to the left, you can enter the formal parlor with its hand-stenciled ceiling.

Next you can enter the formal dining room where you will enjoy a breakfast consisting of juice, coffee, muffins, in season fruit and main course items, such as a breakfast casserole or stuffed French toast.

Plan your day of relaxation in the café sunroom or out in the exhilarating morning rays.

From the back of the house is the stairway that leads to the Lilac Room, the Cherry Blossom Room and the Apple Blossom room. These three rooms share a large deck that overlooks the hot tub located in the back yard.

Be romanced by the lilac scented breezes while stargazing from your private balcony off the Lilac Room.
